Executive Director's Message - 2024 Annual Report
MESSAGE FROM THE EXECUTIVE DIRECTOR
As we close out 2024, the Anchorage Community Development Authority (ACDA) stands on the threshold of a major milestone—our 40th anniversary. Since our founding in 1984 as the Anchorage Parking Authority, we’ve evolved into a dynamic development agency committed to building a stronger, more resilient city. This year, we’ve made substantial progress on key projects that lay the foundation for a vibrant future, and we’re preparing to commemorate four decades of innovation, partnership, and public service.

2024 Highlights: Progress and Purpose

  • Denali View RV Resort: ACDA began planning work on the Denali View RV Resort at the historic 3rd & Ingra site. This bold initiative will transform a long-underutilized parcel into a vibrant destination that supports tourism and community activity—featuring full-service RV accommodations, public gathering spaces, recreational amenities, and a memorial and garden space honoring the site’s Alaska Native heritage.
  • Fireweed Housing Project: ACDA acquired two key parcels in Midtown Anchorage—Smith #1 Block 3 Lots 4 & 5—to advance the Fireweed Housing Project. This 40-unit, mixed-income development will provide affordable and workforce housing on a combined 20,900-square-foot site. Strategically located near transit and employment hubs, it helps to address critical housing needs in Anchorage.
  • Anchorage Neighborhood Redevelopment Initiative (ARNI): In 2024, ACDA launched the Anchorage Neighborhood Redevelopment Initiative—ARNI. This forward-looking program is designed to promote badly needed infill development across Anchorage while helping to protect property values and improve neighborhood safety. ARNI reflects ACDA’s growing role in supporting vibrant, walkable, and well-connected communities citywide.
  • Modernized Parking Experience: In 2024, EasyPark completed the retrofit of all downtown parking meters, enhancing accessibility, convenience, and user satisfaction while modernizing the infrastructure that supports downtown activity.
  • Policy for Progress: Through advocacy and collaboration, we successfully supported state legislation—signed into law this year—enabling municipalities to offer 100% property tax abatements to stimulate housing and economic development. This tool will be pivotal in our future revitalization efforts.

Looking Ahead to 2025: 40 Years of Impact

In 2025, we will celebrate ACDA’s 40th anniversary with a renewed focus on the future. We will honor our legacy while continuing to advance projects that expand housing, support small businesses, and bring renewed energy to Anchorage’s urban core.
As always, our progress is made possible by the commitment of our board, staff, community partners, and the people of Anchorage. Together, we are building a city of opportunity—one that reflects the values and potential of all who call it home. Thank you for your continued support and engagement as we move forward, Building Our City’s Future.
Sincerely,
Mike W. Robbins
Executive Director
